Architectural plans & permissions

If you live in a detached property you can project away from the house up to 4m with permitted development meaning no planning required. Semi detached or terraced you can project up to 3m. Double extensions require planning.

Garage conversions mostly fall under permitted development which means only a building warrant is required. Planning is required if you are listed or in a conservation area or make the garage conversion larger.

Loft conversions are mostly permitted development unless you add dormer windows alter the front of the roof or change the shape of the roof. All loft conversions require a full building warrant to start.

Where any structural alterations or steelwork for support are required you will always need a structural engineer calculation & report. The structural engineer report is completed after the Architectural plans.

Each local authority can charge different fees.

Planning is roughly £588 plus £90 for using the online portal service. A building warrant is usually always required which varies on the cost of the project. A guide is £900 - £1,500
