Architectural plans & permissions

If you live in a detached property you can project away from the house up to 4m with permitted development meaning no planning required. Semi detached or terraced you can project up to 3m.

Double storey extensions usually require full planning permission. This can be checked during one of our free surveys. We also advise a pre-planning application to gauge chances or permissions.

Again if the project falls under permitted development (PD) then no planning is required.  In lots of cases planning is required depending on height and proximity to the boundary of the property.

Where any extension is opening up load bearing walls or large bifold doors for example then structural steel will have to be installed. This requires a report from a structural engineer.

Each local authority can charge different fees.

Planning is roughly £588 plus £90 for using the online portal service. A building warrant is usually always required which varies on the cost of the project. A guide is £1,400.

The fees charged for Architectural plans are very wide and varied. Typically you choose the level of service from simple plans to full 3D modelling with all permissions applied for. We offer the full service free of charge.
